The Educated Approach to Buying
Buying a home is a journey, not just a transaction. We'll help you understand every step, from your first conversation and pre-approval to the day you get your keys, so each decision feels clear and confident.
The First Step
We put together a free, simple guide that walks through each step of buying a home, from deciding what matters most to you to getting your keys. Read it at your own pace, and reach out whenever questions come up. That's what we're here for.
Tell us where to send it. If questions come up along the way, we're always happy to help.

Your Path to the Keys
Buying a home has a lot of moving parts. Here's how we walk through them with you, so you always know what's happening and what comes next.
Step 1
We talk about what you're looking for, your timeline, and what matters most, whether you're local or moving from across the country.
Step 2
We explain how pre-approval works and can share lenders our clients have had good experiences with. The choice is always yours.
Step 3
We set up a search around the areas and homes that fit, and help you understand what you're seeing in each neighborhood.
Step 4
We walk through homes with you in person or by video, pointing out the details that are easy to miss.
Step 5
We explain your options and what the contract terms mean, and help you write an offer that fits the situation, so the decision feels clear.
Step 6
We guide you through inspections, appraisal, and escrow, all the way to handing you the keys. And we're still here after you move in.
Welcome home.
The TJK Difference
Think of us as your local trail guides. We point out what's worth knowing along the way, like what homes are really selling for, what the fine print means, and which neighborhoods fit your life, so every choice you make feels like your own.
We show you what's selling, for how much, and why. No jargon, and definitely no pop quizzes.
Buyer tip: Recent sales nearby usually tell you more than the list price does.
We read the fine print with you, from disclosures to inspection findings to contract terms, and flag anything worth a second look.
Buyer tip: Your inspection period is the time to ask every question you have. Use it!
Tom brings four decades of experience and a teacher's patience. Alicia brings local know-how and steady follow-through.
Buyer tip: There's no such thing as a silly question. Seriously, ask away.
Tom holds the Military Relocation Professional (MRP) certification and is a trained Special Needs Specialist, and Alicia is a Military Relocation Specialist.
Buyer tip: Moving on orders, using a VA loan, or need an accessible home? Tell us early so we can plan around it.

Chapter: A First Home
They made me feel like a priority.
Tom and his team were so helpful and kind throughout the home buying process! This is my first home purchase. They made me feel like a priority, always had helpful insights, and made the whole process feel easier. I cannot recommend them enough.

She walked us through everything and made sure we understood it all.
Working with Alicia was absolutely amazing. As first time home buyers, the home buying process seemed really scary and intimidating. But she walked us through everything and made sure we understood it all. She worked very hard to make sure we found our perfect home! I highly recommend having Alicia as your realtor!

Good Questions
The questions we hear most from buyers, with straight answers. If yours isn't here, schedule a time to ask. We love this stuff.
We help buyers throughout Tucson and Southern Arizona, including Oro Valley, Marana, Vail, Sahuarita, Green Valley, Catalina Foothills, Rita Ranch, Corona de Tucson, and SaddleBrooke. Not sure which area fits your life? We'll walk you through the differences in commute, home styles, HOAs, and more.
Start with a conversation and our free buyer's guide. From there, we'll help you think through your budget, talk with a lender about pre-approval, and build a search around what matters to you. There's no rush. Many of our clients start learning months before they buy.
Less than many people expect. It depends on the loan program, and some programs require very little down. Down payment assistance may also be available. A lender can tell you exactly what you qualify for, and we're happy to share a few our clients have had good experiences with.
Before we tour homes together, we'll sign a written buyer agreement that explains our services and how we're paid. Compensation isn't set by law and is negotiable. In many cases, a seller may agree to cover some or all of it. We'll go over your options clearly before you sign anything.
Beyond the price of the home, plan for closing costs, homeowner's insurance, property taxes, and, in many neighborhoods, HOA dues. We cover this in detail in our video, True Cost of Buying a Home in Tucson.
After your offer is accepted, you'll have time to inspect the home and review disclosures. Arizona's standard purchase contract pre-prints 10 days, but the number is negotiable, and we often suggest 12 days so weekends don't cut into your time. It's your chance to ask questions and request repairs, and we'll help you understand the findings.
It varies. Some buyers find the right home in weeks, others take months. Once an offer is accepted, closing commonly takes about 30 to 45 days, depending on your loan and contract.
Yes. We regularly help buyers moving from out of state and on military orders. We can tour homes by video, share neighborhood insight, and help you plan around your move-in date.
Yes, and it's work we care deeply about. Whether you're right-sizing, moving closer to family, or exploring 55+ communities, we take things at your pace, explain every document in plain language, and are glad to include family members in the conversation. From your offer to the closing table, we look out for your interests at every step, so nothing feels rushed or confusing.
It's a good idea. The builder's sales team represents the builder. Many builders require your agent to be with you, or registered, on your first visit, so reach out before you tour a model home.
Schedule a time to ask. Pick a 30-minute call with Tom or Alicia, whatever fits your day.
