Tom J. Krieger has spent a lifetime around real estate — more than 50 years buying and selling homes personally, and 40 years as a licensed Realtor helping other people do the same. Items like your HVAC system, roof, and windows are subject to extreme temperature changes during the year. In Tucson, termites can be very destructive if not treated for. Because Tucson has many HOAs, you should be aware of your responsibilities and fees as the homeowner in any community. It is a must to have inspections completed when purchasing a home.
Homeowners should be aware that buyers in Tucson will use professionals to inspect the home during their due-diligence period. It is advisable for a home seller to have a pre-inspection completed prior to listing the home and have those repairs performed. When meeting with the real estate agent, discuss market movement, competition, and days on the market. It is very important not to get caught chasing the market. Chasing the market can result in lower net proceeds at the end. Always have your home looking well dressed when you are showing it to the public. Pride of ownership usually translates into higher offer prices.
In today's market, it is important to understand that most home sales will be subject to an appraisal. Quality real estate agents understand that the appraisal industry is changing, with new forms, requirements, and processes for appraisers to follow. Comparable home sales are just one data point for the appraiser. There is also the quality of the home, its age, condition, location, and other factors. You may have a cookie-cutter development with the same floor plans or square footage, but the quality and condition of the home may carry more weight in the appraisal. Your real estate agent should be able to explain this to both a seller and a buyer.
Working with relocation companies that have buyers coming in from outside Tucson can be tricky. Many times, it takes more time and patience to facilitate a sale.
