The TJK Difference

Your next chapter, written by you.
Guided by us.

Think of us as your local trail guides. We help you understand what buyers in your area are paying, what your home needs (and what it doesn't), and what every offer really means, so each choice you make feels like your own.

  • 40years of
    experience
  • 4,000+families helped in
    Arizona & Wisconsin
  • The market, explained

We show you what's selling near you, for how much, and why. No jargon, and no guesswork.

Seller tip: Online estimates are a starting point. Recent nearby sales tell the real story.

  • Your interests, protected

As your listing agents, we work for you, from pricing your home to negotiating repairs and terms, and we flag anything worth a second look.

Seller tip: The highest offer isn't always the best one. Financing and timing matter too.

  • Experience that steadies the process

Tom brings four decades of experience and a teacher's patience. Alicia brings local know-how and steady follow-through, start to finish.

Seller tip: Small fixes before listing often matter more than big remodels. Ask us before you spend.

  • Guidance for every family

Tom holds the Military Relocation Professional (MRP) certification and is a trained Special Needs Specialist, and Alicia is a Military Relocation Specialist.

Seller tip: Selling and buying at the same time, or downsizing? Tell us early so we can line up both moves.

Getting Your Home Seen

Marketing that gives your home a strong debut.

Homes that launch well get more attention early. Here's a glimpse of how we put yours in front of the right buyers.

Local exposure that brings neighbors and buyers through the door.

  • Examples of Homes.com ads retargeting a listing on ESPN, Facebook, and The New York Times

    Homes.com partner

Through Homes.com retargeting, buyers who discover your home see it again on sites like Facebook, ESPN, and The New York Times. Plus, their analytics show us how it's performing.

  • Chapter: Selling With Support

She listened about what we needed.

Selling your home is very stressful, our realtor Alicia Sanchez was the best, she listened about what we needed, Alicia went beyond what we expected from a realtor. I recommend if you need to sell or buy, contact Alicia Sanchez.

  • Chapter: More Than a Transaction

It's about people, relationships, and life transitions.

Tom and his team know that buying or selling a home is about much more than a transaction. It's about people, relationships, and life transitions. They consistently go the extra mile to ensure their clients feel supported every step of the way, and it's no surprise that so much of their business comes from repeat clients and referrals. I highly recommend Tom Krieger and his team.

Good Questions

Selling in Southern Arizona, answered.

The questions we hear most from sellers, with straight answers. If yours isn't here, schedule a time to ask. We love this stuff.

Which areas do you help sellers in?

We help sellers throughout Tucson and Southern Arizona, including Oro Valley, Marana, Vail, Sahuarita, Green Valley, Catalina Foothills, Rita Ranch, Corona de Tucson, and SaddleBrooke.

How do I know what my home is worth?

Start with a free KBB Homes estimate for a quick range. For a number you can plan around, we prepare a market analysis using recent nearby sales and active competition, adjusted for your home's condition, updates, and location. Get My Home Value ↗

What should I do to get my home ready?

Usually less than you'd think. Decluttering, a deep clean, small repairs, and tidy desert landscaping go a long way. We'll walk through with you and point out which updates are worth it and which to skip.

How does working with a listing agent work, and what does it cost?

Before we list, we'll review a written listing agreement together so you know exactly what we'll do and how we're paid. Commissions aren't set by law and are negotiable. We'll also explain your options for buyer-agent compensation, so there are no surprises.

What do I have to disclose?

Arizona sellers generally complete a Seller's Property Disclosure Statement covering what they know about the home. We'll walk you through it, and when in doubt, disclosing is the safer path.

What other moving parts come up when selling?

More than most people expect: HOA documents and fees, solar leases or loans, pools, well or septic systems, cash and investor offers, appraisal gaps, and buyer repair requests, all with contract deadlines attached. Keeping those pieces on track is a big part of why having an experienced agent on your side makes a difference.

How long will it take to sell?

It depends on price, condition, and the market. Well-priced homes tend to get attention early. Once you accept an offer, closing commonly takes about 30 to 45 days, depending on the buyer's financing and the contract.

Can I buy and sell at the same time?

Yes, and this is where being a team really helps. One of us can focus on selling your home while another helps you find the next one, so both sides of your move get full attention, and you always have someone to call. We'll also talk through your options for timing both moves so you're not left in limbo.

Do you help seniors who are downsizing?

Yes, and it's work we care deeply about. We take things at your pace, explain every document in plain language, are glad to include family members in the conversation, and look out for your interests from listing to closing.

What happens after we accept an offer?

The buyer completes inspections, the appraisal, and their loan approval. We handle repair negotiations and keep the lender, title, and escrow on track, all the way to closing day.

Do I need to leave during showings?

It's best if you can. Buyers feel more comfortable and tend to stay longer. We'll set up showing instructions that work for your schedule and your pets.

Still have a question?

Schedule a time to ask. Pick a 30-minute call with Tom or Alicia, whatever fits your day.
